The Council is concerned about empty properties. Each dwelling that stands empty is a wasted resource. Within Epping Forest we have a growing demand for homes, either for rent or purchase, and we wish to see empty properties brought back into use as quickly as possible.
A property left empty and neglected for considerable time can bring problems associated with vandalism, squatters, rodents and nuisance - as well as being unsightly and detrimental to the local environment.
There are also economic advantages in bringing a property back into use, such as revenue from rent and reduced insurance premiums. Maintenance and repair costs can be reduced, and there can be a reduction in VAT costs if an empty property is renovated for occupation.
The Council wants very much to encourage owners to bring their properties back into use and we are looking at ways in which we may be able to help.
We can offer advice and assistance on the different options that may be available to you, providing details on letting, selling and private leasing schemes.

Up to £10,000 grant to owners of qualifying properties to bring their home up to the Decent Homes Standard provided they intend to live in it themselves or rent it out for 5 years. Click here to download our 'Empty Homes' leaflet.
Up to £50,000 grant to owners of qualifying properties to bring their property up to the Decent Homes Standard provided they enter into a 3-year lease with a nominated Residential Social Landlord to house a family known to the Council to be requiring housing assistance. No rent for the first 3 years to the owner but a large initial capital investment to put the property back on track and the property is returned to the owner after 3 years in good repair and with no obligations thereafter.
