Many repairs are the Council’s responsibility, such as external repairs and guttering. But in other cases it is the tenant's responsibility to fix a fault. For example tenants are responsible for electric plugs, fuses and bulbs. Our Tenancy Agreement sets out these responsibilities, and more detail is given in the Tenants Handbook.
Please remember that we will recharge you for any repairs completed which are not the Council’s responsibility. You will be charged for the cost of the work, plus an administration charge and VAT. We will also charge you for:
- Repairs reported out of hours that are not emergencies
- All false calls and unnecessary visits
- Faults resulting from damage you have caused
- Repairs to your own fixtures and fittings
- Lost keys and damage caused by forcing entry
If you’re not sure whether a repair is your responsibility please refer to our leaflet:
“Repairs and improvements to your home”We have target times of 24 hours, 3 working days, 5 working days and six weeks, depending on the urgency for the repair. Some repairs can be carried out by appointment. In some cases the repair may need to be inspected first. Emergency repairs can be reported out of normal office hours on our emergency number.
