Local Development Plan

Epping Forest District Council previously had a statutory duty to prepare a Local Plan for its area. This has now been replaced by a requirement to produce a Local Development Framework.

The key functions of the Local Plan and Local Development Framework are to set out the council’s policies for the control of development (and hence guide most planning decisions), and to make proposals for the development and use of land; allocating land for specific purposes such as housing and community facilities.

    The Local Plan also plays a significant role in achieving the aims if the Community Plan and meeting the targets of the Best Value Performance Plan. Local Plan policies aim to promote sustainable land use patterns. We achieve this with policies that:
  • Preserve and enhance the countryside for the benefit of future generations
  • Co-ordinate housing and economic development to minimise impact on the environment and the amenity of the local community

Wherever possible Local Plan policies also aim to gain benefits for the wider community from proposed developments, such as through the provision of:

  • Affordable housing
  • Play areas
  • Public works of art
  • Community facilities

The Local Plan policies are available to view online, or copies of the plan can be viewed at the Civic Offices in Epping, Council Information Offices or local Libraries. Queries about Local Plan policies should be sent to contactfp@eppingforestdc.gov.uk.

Epping Forest District Council’s comprehensive District-Wide local plan was adopted in1998. We are currently in the process of updating this plan; click here to see details of these alterations.
