NEV09 Senior Asset Manager (Estates)

Full-time – Permanent

Salary: £36,379 - £39,177 per annum (rising to £40,057 per annum after 5 years continuous service) plus £840 Inner Fringe Allowance per annum

The Estates Team strategically manages the Council’s commercial property assets across the district on behalf of Epping Forest District Council (EFDC). The successful postholder will be responsible for the strategic asset management and provision of professional services in connection with EFDC’s commercial property investment portfolio in accordance with legislation and industry-leading practices.

The postholder will ensure that the Directorate’s Business Plan, Local Plan objectives and performance targets are met in an efficient, client focused manner. This includes improving the security and longevity of income received whilst maximising long-term value from EFDC’s commercial property estate via asset enhancement and performance management strategies.

You will be required to identify asset enhancement opportunities across the portfolio, manage lettings, rent reviews, lease renewals / restructures including the appointment and management of external advisers / consultants where necessary.

Periodic inspections of the commercial portfolio will be required, and the postholder will be responsible for preparing and executing strategic property level business plans.

You will also be required to work closely with the Commercial Property Manager to ensure systems are updated, rent/service charge is being collected on time and any arrears are being managed correctly.

Due to the nature of the work, applicants are expected to have excellent verbal, communication and written skills; a comprehensive knowledge of current legislation and professional practice relating to Valuation and Estate Management; Landlord & Tenant and Planning Law.

As this is a specialist role, previous experience in a commercial property asset management role is essential as well as Professional Membership of the Royal Institution of Chartered Surveyors (MRICS/FRICS or equivalent). Applicants must also be willing to undergo training for any additional updates as and when required.

This post involves travel across the district, for which an essential car user allowance is payable.
