A brighter future for Loughton

We’re excited to announce the start of a major renovation project at The Broadway in Loughton. This comprehensive redevelopment will enhance the safety, comfort, and appearance of the building for both residents and businesses, creating a more vibrant and enjoyable community space.

Key improvements

  • Enhanced safety: We’re replacing the roofs, windows, and doors to improve building security and energy efficiency
  • Improved comfort: Our project includes upgrades to communal areas, such as painting and cleaning, to create a brighter, more welcoming atmosphere
  • Modernisation: The Broadway will be brought up to modern standards, ensuring it meets the Decent Homes Standard and complies with all relevant regulations

The refurbishment work is expected to take approximately 1 year, beginning in January 2025.

About The Broadway

The Broadway is a 2-block complex located in Debden, Loughton. It houses 68 commercial tenants and 75 residential units, providing a mix of retail, office, and residential spaces.

Planned works

  • Roof replacement and insulation: We’ll replace the existing roofs and install new insulation to improve energy efficiency
  • Window and door replacement: New, energy-efficient windows and doors will enhance security, reduce noise pollution, and improve thermal performance
  • Exterior fabric repairs: We’ll address any exterior damage, such as cracks or water leaks, to ensure the building’s long-term durability
  • Internal communal area upgrades: Our team will repaint and clean communal areas, creating a more inviting and comfortable space for residents and visitors
  • Walkway and balcony repairs and upgrades: We’ll repair and upgrade walkways and balconies to improve safety and accessibility
  • Rendering and brickwork repairs: We’ll address any damage to the building’s exterior and re-point brickwork to enhance its appearance and durability
  • Gas and electrical upgrades: We’ll modernize the building’s gas and electrical systems to ensure safety and efficiency

Community engagement

We’re committed to minimizing disruption and ensuring that the project benefits everyone involved. We’ll be holding regular surgeries with residents, businesses, and members of the public to address concerns, gather feedback, and keep everyone informed about the project’s progress.

Contractor selection

After tendering the work, we are in the process of awarding the contract to Mulalley & Co Limited.
