Prime housing opportunity in Epping Town Centre

Qualis, Epping Forest District Council’s private development company, is inviting bids from developers for a prime town centre site at St John’s in Epping.

This prominent and well-connected location has been identified for housing in the Council’s Local Plan.

The 1.01-hectare brownfield site already has planning permission for 184 new homes, 10 of which have already been delivered at Verdant Place. Just minutes from Epping High Street and local transport links, this central site offers a rare opportunity to deliver high-quality homes for local people.

Having secured planning permission and delivered the first phase, Qualis now aims to accelerate delivery by bringing in an experienced development partner to take the scheme forward.

We want to see new homes built that meet the needs of our residents and make the very best use of this important town centre site.

Proceeds from the site will be reinvested into local services for the benefit of the wider community.

An advert for the site will appear in the property and development trade press. The bid deadline is noon 26 June 2025.
